Porto Cervo (Costa Smeralda)
A Property of Rare Availability

The apartment’s location is unmatched by almost any other; nestled in the splendid setting of La Dolce Sposa, its large terrace offers a central view between Porto Cervo Marina and the Old Port. Furthermore, it offers plenty of amenities: just a short walk away is a small beach and a large swimming pool, reserved for owners. The approximately 120-square-meter apartment, which is independent on three sides and features an approximately 60-square-meter covered patio, consists of an entryway, a living-dining room, kitchen, a large terrace with a patio, two bathrooms, two double bedrooms, a spacious wine cellar, and an outdoor parking space.

Renovations were completed in March 2012 and included: demolition and reconstruction; flooring and wall coverings; · upgrades to the plumbing, electrical, heating, and sanitary systems; doors and windows; garage doors; and masonry vaulted ceilings (vaulted and barrel-vaulted); built-in closets; painting; kitchen, crafted by the Mannocchi della Brianza artisan carpentry workshop using solid wood, equipped with all major-brand appliances and featuring a marble countertop.

The furnishings, consisting of 18th-century Spanish period pieces, restored and repainted in the colors of the Costa Smeralda, blend harmoniously with the home’s exquisite architecture. A glass table, supported by a wrought-iron frame and set on a wavy granite base. The light fixtures, which evoke life on a boat, are plated in pure gold. There are also two mirrors, designed by an artist who has worked for the Vatican, whose intention was to bring the sea visible from the large terrace right into the living room. Two images are carved in relief on them. The first depicts a nude woman sitting with her back to the viewer on a beach, while the second depicts a sunset with seagulls in flight.

There is also a 1954 Navy porthole, gilded and fitted with additional mirrors decorated by the aforementioned artist, depicting crustaceans, fish, and other references to marine life. All of this is designed to create a harmonious balance between the apartment’s interior and the surrounding natural environment.

Fun Facts About “DOLCE SPOSA”

The apartment is one of the most remarkable in the *Villaggio la Dolce Sposa*, designed by Luigi Vietti, a leading figure of Italian Rationalism.

In the early 1960s, Prince Karim Aga Khan IV commissioned him, along with Jacques Couelle and Michele Busiri Vici, to design his projects on the Costa Smeralda. As part of this project, he designed the center of the village of Porto Cervo, hotels such as the Cervo and the Pitrizza, the Dolce Sposa complex, and many prestigious villas—including the Cerbiatte—which Prince Karim chose as his residence. These were his “places of the soul,” as Vietti described them.

La Dolce Sposa, one of the first developments he created on the headland that closes off the bay of Porto Cervo. Thanks to the apartment’s unique central location, the view encompasses both the old harbor and the marina.

Furthermore, the natural surroundings are particularly beautiful; in the area where “La Dolce Sposa” stands, the vegetation—amidst breathtaking cliffs—consists of trees several centuries old, perfectly shaped yet stunted and twisted by the wind, resembling true Japanese bonsai.

But where does the complex’s name come from? Mentasti, owner of the Croce del Sud and one of the first buyers of land on the Costa Smeralda, had a wife named Riccarda, whom he loved to jokingly call “my sweet bride.” It turned out that the place where she loved to spend almost every day—despite the many wonderful spots in the surrounding area—was the beach where the resort now stands. So, Vietti decided to name it “La dolce sposa.”
<br />An extremely rare opportunity.
