Ancient Bourbon Farmhouse

Located between Bargecchia and Stiava in the Municipality of Massarosa (LU). Nestled on the very first hill behind Viareggio and its renowned coastline, we find the magnificent "Bourbon Farmhouse", an ancient seventeenth-century building already present in the land registry of the time, offering unparalleled charm and a prestigious past. The "Bourbon Farmhouse" is a small part of the original seventeenth-century estate of the former "Villa Buonvisi", later "Villa Mansi" and subsequently "Villa Sardi"; during the 1800s it belonged to the Bourbons of Parma, to whom the Congress of Vienna in 1815 entrusted the "Duchy of Lucca", which arose from the ashes of the "Principality of Lucca and Piombino". In 1939, under Law no. 1089 and its subsequent amendments and additions, the "Bourbon Farmhouse" was declared to be of particular historical and artistic interest and placed under strict preservation regulations. The building, truly one of a kind, is set in an oasis of extreme peace and tranquillity, with access via a private dead-end road used solely by the very few owners residing there, while remaining very close to all services. The farmhouse has recently been renovated with meticulous care, with the owners preserving all its original features and historical details, such as the floors, ceilings, roof and floor beams, openings, fireplace, and various details of the kitchen and main bathroom, etc....; the furnishings also combine history, practicality and comfort. The entrance opens onto the front patio overlooking the landscaped garden, equipped with a convivial area with pergola, connected to the 5,000 sq m olive grove above, containing approximately 200 centuries-old, productive olive trees, an orchard with a citrus area and a 75-metre-deep artesian well with drinking water, currently used exclusively for irrigation. The ground floor consists of an entrance hall opening onto the living room with a wood-burning fireplace, a splendid eat-in kitchen with a French door providing direct access to the outdoor patio, where there is a woodshed and a wood-burning oven, a hallway, a bathroom, a storage room with utility area, and a separate, air-conditioned cellar suitable for storing food in general and home-produced olive oil. A beautiful stone staircase leads to the first floor, where there is a night hallway, a beautiful, spacious period-style bathroom, and three large bedrooms, one of which is connected to another spacious room ideally divided into a study and a wardrobe area with dressing room. The property also includes 2,400 sq m of adjoining land, supplied with electricity and water and equipped with an independent vehicular access, containing a 26 sq m agricultural outbuilding. A beautiful garden-vegetable plot project was designed for the land by a specialised company, and investigations are currently underway to verify the possibility of building a swimming pool, with the option of converting the agricultural outbuilding into a changing room. The property is equipped with a remotely manageable home automation system (alarm, boiler, irrigation management, etc...), a water-softening system, LPG heating, air conditioning and video surveillance systems. CLIMATE The climate is particularly mild, influenced by Atlantic currents, the moderating action of the Tyrrhenian Sea, the protection provided by the Apennines and the sirocco wind from Africa. The mild climate favours the cultivation of olives, vines and many other prized crops, such as flowers, strawberries, asparagus and fruit.
