Il Villino nel Colle
We are located on the first hill overlooking the sea in the municipality of Pietrasanta, 5 km from the Versiliana and the Forte dei Marmi coastline.
In an enchanting and very secluded location, surrounded by a park of approximately 7,000 square meters, we find “IL VILLINO NEL COLLE,” a house with approximately 80 square meters of living space; the land is used as a garden, orchard, olive grove, and partly as woodland
“IL VILLINO NEL COLLE” ENJOYS AN EXCELLENT LOCATION.
The municipality’s new zoning plan allows not only for the construction of a swimming pool but also for an expansion up to 130 square meters. In the event of a building replacement, the construction of a 130-square-meter basement is permitted, which would allow for the creation of 260 square meters of living space.
The property features private vehicle access and a wide driveway that leads from the entrance to the parking area, located on the same level as the house.
The entrance porch, which serves as a family gathering place for most of the year, opens onto the living area, consisting of a living room with a fireplace and a kitchen-diner with direct access to the porch, as well as a hallway leading to the two large master bedrooms and the spacious bathroom.
EXCELLENT VALUE FOR MONEY. A PROPERTY WORTH BUYING.
ABOUT PIETRASANTA.
Pietrasanta and its Marina have been linked since the 12th century, and in the 1500s, Cosimo I de’ Medici began the reclamation of the land, a project that continued under the Grand Duchy of Tuscany; in 1765, the “Ponte del Principe” was built to connect the “two pine forests” of the “VERSILIANA,” separated by the Fiumetto.
At the end of the 19th century, the first real urban development of the area began, and between the two world wars, Marina di Pietrasanta became a true tourist resort, but it was not until the 1950s that the real expansion of the coastline began.
The “Versiliana” has always been the site of major cultural events during the summer, but since the municipality acquired the villa, the events of the “Festival della Versiliana” have gained international significance.
In the early 1900s, Marina di Pietrasanta had a tram line called “La Tranvia della Versilia” that connected it to Forte dei Marmi, Viareggio, Pietrasanta, and Arni; the line was decommissioned following the bombings of World War II.
CLIMATE
The climate is particularly mild, influenced by Atlantic currents, the moderating effect of the Tyrrhenian Sea, the shelter provided by the Apuan Alps and the Apennines, and the sirocco wind blowing in from Africa.
